The article Don cites is headlined "HOME VALUES: LV bucks national trend;
Analyst says Southern Nevada prices stable". The article quotes the president
of SalesTraq as saying "the Las Vegas housing market is perfectly healthy and
intact" and "A year from now, we could be talking about another [housing]
shortage."

Strevel was cheerleading to buy at the top of the market and continued
cheerleading all the way down to where it is now.

I get a daily email listing nothing but foreclosure sales in Vegas.
There are 30 listings to a page. The email Saturday was comprised of 53
pages and that is just the first day of the month. Foreclosures continue
to rise here. The local economy is a wasteland. Businesses are closing
left and right. The rental moving van places like UHaul can't keep
trucks in stock due to so many people moving away from here, yet today
Don says there is a huge influx of people moving here from California,
after selling their homes there. California is perhaps just as bad as
Nevada when it comes to home sales and value, perhaps only eclipsed by
Miami or Florida in general.

Don keeps saying that the housing market is improving in Las Vegas. My
real estate agent, who has been a top selling agent in the valley for 17
years, just closed her office and took a job selling condos. She hadn't
sold a house in almost a year and the 3 listings she had were each on
the market for over 9 months without offers. She only took listings she
felt were priced reasonably and had a possibility of selling.

MLS currently lists over 18,000 homes for sale in Las Vegas and that
doesn't include houses in foreclosure or many bank owned homes. MLS says
that the average time currently on the market for a owner owned home in
Las Vegas is 13 months from listing to sale.

The recent minor bubble of increased buying in Las Vegas and around the
country is due to the Federal housing credit which ended at the end of
last month. Not that it is over, you will see sales once again flatten
and the minimal buyer frenzy is already past.

Don has through the years shown that he has no grasp on reality as his
stories of owing multiple houses here, in Memphis and Scottsdale, all
owned by his phantom Nevada 'corps' are to say the least, amusing.
